Owner Protection Program
Optional ProtectionPlus benefits through SureVestor help eligible rental-property owners address certain tenant-related losses, eviction expenses and liability risks. Participation is available through Harland with Silver and Gold residential management packages and for eligible multifamily units. It is not available with leasing-only service.
Monthly program charge
The current charge is $77 per enrolled unit per month as of October 6, 2026, in addition to your management fees. For multifamily properties, the charge applies to each enrolled unit, not to the building as a whole. The rate may increase when the policy renews and provider rates increase. Applicable charges, notice provisions and adjustment terms are disclosed in your enrollment agreement before you authorize participation.
How the program works
Participation is optional and is arranged through Harland under the provider's master-policy program. It is not a standalone insurance policy purchased directly from Harland. Each unit must meet the program's requirements and be accepted for enrollment. The signed program agreements and applicable insurance policy determine your rights, benefits and limitations. Keep the dwelling and liability insurance required by your property management agreement.
Benefits described in the program materials
The amounts below are maximum stated benefits, not guaranteed payments. Covered events, policy definitions, exclusions, deductibles and applicable aggregate limits determine any recovery.
| Benefit | Stated maximum |
|---|---|
| Covered tenant malicious damage | $35,000 |
| Covered theft or damage due to theft | $15,000 |
| Qualifying eviction filing and defense expenses | $5,000 |
| Qualifying sheriff, marshal or constable fees | $600 |
| Covered loss involving digital lockboxes | $5,000 |
| Policy-defined service or companion animal damage | $1,000 |
| Rekeying after a qualifying covered event | $400 |
| Excess general liability for qualifying third-party claims | $1,000,000 |
Loss of rent and important limitations
Loss-of-rent benefits apply only to covered circumstances. The provider flyer bases settlement on the lower of the current lease rent or $3,000 per month. The maximum duration depends on the event; 25 weeks is not a general guarantee for unpaid rent.
| Covered circumstance described by the provider | Up to |
|---|---|
| Tenant skip or lease break | 8 weeks |
| Tenant delinquency with an eviction order | 10 weeks |
| Tenant delinquency with a writ of possession | 12 weeks |
| Death of a sole tenant | 12 weeks |
| Tenant murder or suicide | 25 weeks |
| Home uninhabitable because of covered tenant malicious damage to the building or contents | 8 weeks |
| Qualifying victims-of-violence circumstances | 4 weeks |
What the program does not promise
Ordinary vacancy between tenants is not covered loss of rent. The malicious-damage benefit is for deliberate, intentional damage meeting the policy definition; it does not generally cover normal wear, accidents, poor housekeeping or ordinary pet damage. The separate service or companion animal benefit applies only as the policy provides. Eviction-expense benefits do not cover every eviction or all legal expenses. Routine rekeying between completed tenancies is not the covered rekeying benefit.
Eligibility and payment history
The provider materials require monthly rent of at least $1,000 and professional full-service management. Existing arrears, recent late payments, known losses and unpaid move-in obligations can restrict eligibility or benefits. Enrollment does not provide retroactive coverage. Harland and the provider must confirm the unit's eligibility and effective date.
Deductibles and claims
A $1,500 deductible per event applies to covered malicious-damage and theft claims; the provider FAQ describes no deductible for covered lockbox-related theft. Owners pay deductibles and uncovered costs. The malicious-damage or theft deductible cannot be paid from the tenant's security deposit under the provider's terms. Deposit handling must also comply with California law. Other recoveries and the remaining deposit can affect covered rent-loss payments. The insurer determines coverage and claim payments; duplicate recovery is not promised.
Separate from the Harland eviction guarantee
The optional program is separate from Harland's $1,500 base eviction guarantee, which applies during a qualifying resident's first year of occupancy. Program participation does not extend or change that guarantee. The program has its own eligibility requirements, covered events, limits and duration. The two limits should not be added together as a promised combined payment.
Enrollment and disclosures
How to participate
Let your Harland property manager know you would like to add the Owner Protection Program. We will confirm the unit's eligibility and current charge and provide the enrollment addendum and required provider documents. Review and sign the required agreements before enrollment. Submitting an inquiry, signing Harland's form or making a payment does not by itself start coverage. The effective date must be confirmed in writing by the authorized provider.
During enrollment
Notify Harland promptly about losses, rent arrears, changes in occupancy or ownership, plans to sell, owner occupancy, extensive renovations or changes in management. These changes may affect eligibility or require cancellation. Participation does not add a tenant fee, replace tenant screening or change the lease, rent or security deposit.
Cancellation
You may request cancellation in writing through Harland. The termination date, any provider charges and available refunds follow the applicable program documents and policy. Ending professional management may end eligibility. Harland will confirm the cancellation date and account for any refund received for your property.
Harland and SureVestor roles
Harland coordinates enrollment information, administrative records, charges and claim documents. Harland does not bind or change insurance coverage, determine insurance suitability, adjust claims or promise a payout. Insurance and coverage questions should be directed to SureVestor at 800-975-0562 or info@surevestor.com.
Program disclosure
This page summarizes the materials supplied for ProtectionPlus. Benefits are conditional and subject to the issued policy, endorsements, exclusions, deductibles, eligibility rules and applicable limits, including aggregate limits that may reduce available recovery. Liability protection is excess coverage; the policy controls its attachment point and required underlying insurance. It does not automatically double an owner's existing coverage. The signed agreements and issued policy control. This program does not replace all property insurance or protect against every loss.
