What type of properties do you manage?
We manage a range of properties from single family residential, multi-unit residential, condos, townhomes, as well as retail and commercial spaces. Unsure if we manage your property type? Please contact us and we are happy to review. -
What is the security deposit amount that we might expect from a renter in San Diego?
The security deposit is usually equal to one month’s rent. If you elect to allow pets we can ask for an additional pet deposit, unless the pet is a service animal. -
How long of a lease do you sign?
A typical lease signing agreement is 1 year. If you are interested in any other lease term amount, please contact us. -
Do you charge a % of the rent as a management fee, then also charge fees for anything outside the scope of “normal” management?
Our property management fee is disclosed before you make any commitment to us. The percentage is based on the type of property you would like us to manage and the type of services you need. -
What are the total costs for your property management services?
Our fees range from 6% to 15% of the lease value. You do not pay us a dime outside the percentage agreed upon, regardless of the amount of work or difficulty with the property. We never charge set-up fees, marketing fees, or travel fees. -
How soon can you start managing my property?
Depending on the situation, we can start to manage your property Immediately. Certain factors include the property’s condition, if it is rent ready, and that you are free and clear of any previous management contracts. -
How is rent collection handled?
Rent is collected via our online portal, making the process seamless and easy for tenants to make payments and review their invoices. -
Can you put the money directly into my account?
Yes, we do an Electronic Funds Transfer directly into your account every month. -
What happens if a tenant stops making their rent payments? Do you handle the eviction, if need be?
Our eviction rate is extremely low. We have many methods of removing a tenant prior to having to resort to eviction. In the unlikely event an eviction is required, we will help you through the entire eviction process. We will refer you to an eviction attorney that will initiate and manage the eviction, and make any court appearances on your behalf, if needed. Should a property go to eviction, we do not charge you anything additionally for cooperating with attorney requests or our time spent on the case. We also offer eviction protection. -
What is your screening process for a prospective tenant?
We verify all income, debts, and assets, as well as employment and employment stability. Additionally, we run credit checks, a criminal records search, and contact past landlords. Occasionally further assessment is required and performed by us, however these are the most common methods used. -
Do you require property owners to maintain insurance on the home?
You should always have a comprehensive insurance policy on your home, and if you have a loan on your home, this is already required by your lender. As is standard in the industry, we require you to obtain and maintain insurance on the property, and to add us as “additional insured” on the property. Adding us as additional insured will not cost you a higher insurance premium. -
I am a non-resident property owner in San Diego, are there additional tax laws that will impact my property? And if so, what should I do?
California has passed new laws that you, as a non-resident property owner, should be aware of. San Diego property managers are required to withhold a percentage of rents collected, and make quarterly tax payments on your behalf. We are thoroughly knowledgeable on all of the new and existing laws in California, and we will completely manage the process for you. You also may qualify for many exemptions, and once you have decided for us to manage your property, we will assess your situation and structure your accounting accordingly. -
What type of reports do I get and how often?
You will have real time access to reports in our owner portal and they can be retrieved at any point in time. -
Who holds the tenant security deposit?
Harland Property Management will hold and maintain the tenant security deposit. -
Can I reach you after hours?
Yes, we are available for any emergency calls after hours. For non-emergency issues, our normal operating hours are M-F 9AM-5PM, excluding holidays. -
Am I required to make my property available to Section 8?
As a landlord in San Diego, you are legally required to accept Section 8 applications or participate in the Section 8 Housing Choice Voucher program. It is also illegal to discriminate against applicants based on their source of income, which includes Section 8 vouchers.
The Fair Housing Act and the California Fair Employment and Housing Act prohibit landlords from discriminating against tenants or prospective tenants based on factors such as race, color, religion, national origin, sex, familial status, disability, and source of income.
It's also worth noting that participating in the Section 8 program can have benefits for landlords, such as guaranteed rent payments from the housing authority
